MEP Coordination in Fit-Out: Why It Decides Your Programme

Mechanical, electrical and plumbing work is rarely the most visible part of a fit-out, but it is the part most likely to move the programme. The reason is simple: MEP occupies the same physical space as ceilings, partitions and joinery, and those elements have to be built around it.

The ceiling void is the battleground

In a typical Dubai office the space above the ceiling contains ductwork, chilled water pipework, cable trays, lighting, sprinklers and often structural beams. Every one of those has a required fall, clearance and maintenance access. When they are designed independently of each other, they physically cannot all fit — and that discovery is made on site, after ceilings are scheduled.

What coordination actually means

• Drawing ductwork, pipework, trays and lighting onto a single coordinated layout rather than separate drawings per trade.
• Checking ceiling heights are achievable across the whole floor, not just at the highest point.
• Confirming maintenance access — plant and valves stay reachable, and access panels land in sensible positions.
• Agreeing structural penetrations and support positions in advance with the building.
• Sequencing first-fix inspections so ceilings can close without re-opening.

The cost of discovering clashes late

A clash found on paper costs a drawing revision. The same clash found after ceilings are installed means removing finished work, re-routing services, re-inspecting and re-instating — while the rest of the programme continues to run. It is one of the clearest examples of where preparation is genuinely cheaper than correction.

Why it should sit with the fit-out contractor

When MEP is subcontracted separately from the fit-out, each party protects its own scope. Ductwork is installed to the MEP drawings, ceilings to the fit-out drawings, and the gap between them becomes a commercial argument. Holding both scopes under one contractor means coordination is a delivery responsibility rather than a negotiation.
